Post-Construction Cleaning
Rough → PDI → Final cleans using builder-grade checklists to deliver suites and common areas move-in ready.

- Suites: kitchens, baths, living/bedrooms, closets, mechanical/laundry rooms
- Common areas: corridors, lobbies, elevators, amenity spaces, back-of-house
- Parking & service areas: sweep/vacuum and debris staging where specified
- Interior windows & glass: interior panes, frames/mullions, tracks/sills, mirrors, balcony glass (interior side)
- Exterior window cleaning: vision glass, frames/mullions, balcony glass (exterior side) with coordinated access (swing stage/rope/BMU as applicable)
How we clean (phase by phase)
Rough Clean – prior to finishes check
- Remove construction debris & packaging; bag and stage waste
- HEPA vacuum major dust from floors, baseboards, outlets, vents
- Wipe rough surfaces (tops of doors/frames, sills, ledges)
- Safe sticker/film removal prep on glass and frames (no final polish yet)
PDI Clean – inspection-ready detail
- Detail dusting (high → low), HEPA vacuum, and damp wipe of all surfaces
- Kitchens: cabinets in/out, counters, backsplash, sinks, fixtures, appliance exteriors
- Baths: tubs/showers, tile, glass, vanities, mirrors, fixtures, chrome polish
- Doors/frames/hardware: wipe, polish, remove labels/adhesives
- Interior glass: panes cleaned edge-to-edge; frames/mullions wiped; tracks/sills detailed; balcony glass (interior side)
- Floors: sweep/HEPA vacuum and appropriate mop method per finish
Final Clean – turnover polish
- Re-dust and re-wipe after deficiencies are closed
- Fingerprints/smudges removed on all high-touch areas
- Windows & glass: interior touch-ups as needed after trades;
Exterior windows: scheduled wash of vision glass and frames/mullions; balcony glass (exterior side) coordinated by stack/floor - Final floor pass and fixture polish; ready for move-in/occupancy photos

Janitorial for Buildings & Amenities
Keep common areas inspection-ready during and after turnover. Day porters and night crews maintain lobbies, corridors, elevators, amenities, loading, and waste rooms so residents and inspectors see a clean building every time.
What’s included (as scoped)
- Lobbies & Corridors: dusting (high→low), glass and stainless wipe, spot mopping, vacuuming, baseboard/edge detail
- Elevators: buttons/panels disinfected, walls/doors polished, tracks/detail vacuum, mirrors/glass cleaned
- Amenities: gyms, lounges, party rooms, pools/spas (surface clean), furniture wipe, floor care by finish
- Washrooms: fixtures, partitions, mirrors, counters, touchpoints, replenish paper/soap, spot disinfection
- Back-of-House: loading docks, service corridors, compactor rooms, waste/recycling staging and wipe-downs
- Entrance Care: mats shaken/vacuumed, salt/sand management in season, door glass and hardware
Frequencies
- Daily: touchpoint disinfection, garbage/liners, lobby/elevator detailing, washroom service, visible spills
- Weekly: deeper dusting, baseboard/edge vacuum, stainless polish, glass pass, floor machine pass (where specified)
- Monthly / Seasonal: high dusting up to reachable height, vent/return grilles surface clean, mat rotation, salt/sand removal, spring/fall detailing
Controls & reporting
- Defined routes with time windows (day, evening, or overnight coverage)
- Digital logs (checklists with time-stamped photos for exceptions)
- Supervisor inspections with monthly summary notes and action items
- Issue logging: any defects/damages are documented and sent to your contact with a proposed fix plan or trade hand-off
Consumables management
- Inventory tracking and re-order alerts for paper, soap, liners, and specialty items
- Vendor coordination or supply through Edificare (your choice)
Materials & equipment
- Commercial vacuums (HEPA), microfiber system, neutral pH cleaners, finish-appropriate floor care
- Non-marring pads and stainless-safe products; scent-light or scent-free options available
Waste & recycling
- Daily removal from common areas; tidy bin rooms; recycling/organics sorting per building policy
- Bulk/cardboard breakdown on scheduled days (as scoped)
